Does my project need a building permit at all?
That depends on size, use and location. Some work needs no permit, some runs through the simplified procedure, some needs the full application. Describe the project and we will place it.
Building permit, Erkelenz, Heinsberg district
A building permit application rarely fails because of the project and often because of the dossier. We plan, draw, calculate and assemble the documents so that the building authority can start checking rather than start asking.

Documents
Sheet 01 of 08
Erkelenz
These are the documents that building authorities in North Rhine-Westphalia usually ask for. Which of them your project actually needs is something we settle in the first conversation.
Special buildings, sites outside built up areas and changes of use call for further documents. We tell you in advance which ones.
Stages
Sheet 02 of 08
Erkelenz
Six stages, in this order. At every point you know what is happening and what is needed from you next.
Stage 01
We settle the project, the plot and the timing, look at the planning law that applies and say whether a preliminary enquiry is worth it.
Stage 02
The design takes shape as a floor plan, a section and an elevation. Changes are still quick and cheap at this stage.
Stage 03
The design becomes the formal submission: drawings at the required scale, the building description, areas and volume.
Stage 04
Structural safety and thermal insulation are calculated and added to the dossier as verifiable documents.
Stage 05
Everything is checked for completeness, signed and submitted to the responsible building authority.
Stage 06
If anything is queried we answer it and file the additions, until the authority issues its decision.
Services
Sheet 03 of 08
Erkelenz
Planning, drawing and certificates come from one office, so the documents agree with each other instead of contradicting each other.
Service 01
Detached and apartment buildings, from the first design to the finished submission documents.
Service 02
Drawings, building description, calculations and forms, assembled in full.
Service 03
Settles the decisive questions about a plot before the full application is prepared.
Service 04
Structural calculations and working drawings, for the certificate and later for the site.
Service 05
The certificate for the building envelope, matched to the building services planned.
Service 06
Measuring and digitising existing buildings when drawings are missing or no longer correct.
Photographs
Sheet 04 of 08
Erkelenz
Six photographs for stages 01 to 06, so that what the documents talk about becomes visible.
The photographs show typical documents and building states. They illustrate the services described.
Authorisation
Sheet 05 of 08
Erkelenz
A building permit application needs a signature the authority accepts. This one is registered and carries its numbers.

Enquiry
Sheet 06 of 08
Erkelenz
Three details are enough for a call back: your name, a phone number and a few sentences about the project. Everything else we settle in conversation.
The enquiry commits you to nothing. We tell you which documents are needed and what they would cost.
Region
Sheet 07 of 08
Erkelenz
The office sits in Wassenberg, barely half an hour from Erkelenz. We submit applications for the town of Erkelenz and for the municipalities of the Heinsberg district.
Places we submit for
A large part of the projects so far come from Erkelenz: detached houses, semi detached houses and terraced houses.
Questions
Sheet 08 of 08
Erkelenz
What clients in Erkelenz most often want to know before they commission the work.
That depends on size, use and location. Some work needs no permit, some runs through the simplified procedure, some needs the full application. Describe the project and we will place it.
The work in the office can be planned, the review at the authority only in part. We give you a realistic frame at the start and tell you early if anything shifts.
The fee for planning and certificates follows the HOAI scale and depends on the scope. The authority charges its own fee on top. You get an offer with the scope of work beforehand.
Ideally the proof of ownership with the parcel number, a current site plan and your ideas for the building. If something is missing, we tell you where to get it.
Yes. The structural safety certificate and the working drawings are produced in the same office, so drawing and calculation agree.
If the planning law on the plot is unclear, almost always. It settles the decisive question before the full application is worked out.
On request we take on site management or site supervision in building construction and structural engineering.
